Renting class A warehouses: what you should know

Companies from retail, eCommerce, FMCG, pharma and electronics domains often work with sensitive storage conditions goods. Warehouses are fitted with specialized equipment in order for goods to fall into the hands of a consumer and retain their original qualities. The most upgraded facilities, the higher their class.

What does “class A warehouse” mean?

Brokerage agencies and experts in the warehousing logistics market prefer to group all warehouses by classes. Thus, a tenant can estimate proposals and figure out what facility will fit business needs.

There are several warehouse classifications by classes. However, methodology by brokerage agency Knight Frank is the most common. The classification creators focused on equipment and technical specifications of warehouse properties. The location isn’t the main option.

According to Knight Frank’s classification, there are 6 warehouse classes. It’s A+, A, B+, B, C, D. In the article we’ve talked about class A warehouses in detail.

Class A warehouse is a modern premise that was built specifically to store goods. These facilities always have only 1 floor. There is no need in lifts as warehouse workers can easily move freight from one point to another. The build-up area of class A warehouses is about 40-45%. As a rule, premises have a rectangular shape. Class A warehouses are covered with sandwich-structured composite. As these facilities greatly keep warm, a tenant could save electricity to heat rooms in the winter. Light metalware is the main building material.

Class A warehouses are located near the main highways. So, when a company rents the facility, it saves transportation costs. The main difference between class A and A+ warehouses is requirements for minimum ceiling heights, length with column spaces, number of dock doors.

Class A warehouses characteristics

The brokerage agency Knight Frank has such requirements for class A warehouses:

  • Passenger car parking space, yards for trucks have to be located in a warehouse area.
  • A warehouse has to be fenced.
  • External territory has to be equipped with light sources. They should work 24 hours a day.
  • Guard services work in a warehouse area.
  • There are offices and support space such as toilets, locker-rooms, and housekeeping rooms in a warehouse area.
  • Minimum ceiling height is 10 meters. Thus, a tenant can raise multi-level racking systems and use storage areas more rationally.
  • Minimum floor load is 5 tons per square meter. So, a tenant can store heavy freights and use any equipment in class A warehouse.
  • Anti dust coating. It delivers purity and resistance to moisture.
  • You can regulate temperature conditions in class A warehouses. It allows you to store goods with any storage conditions.

Moreover, railway lines could go along class A warehouses. It’s optional, but it could make work easier.

What equipment has to be in class A warehouses

Class A warehouses make work with freights the simplest and the safest thanks to the special equipment:

  • Automated dock doors with regulated yards. The equipment significantly simplifies loading and unloading. According to Knight Frank’s classification, the minimum dock doors number for class A warehouses is 1 unit per every 100 meters.
  • Smoke detectors. They help to detect the fire quickly.
  • Automatic sprinkler systems.
  • Heating systems.
  • Ventilation systems.
  • CCTV monitoring.
  • Warning systems.
  • Class A warehouses are powered by generators and heating units. So, the likelihood of blackouts and breaks is reduced.
  • Fibre optic communication. It gives the opportunity to get the Internet and other networks.
  • Warehouse Management System. WMS tracks SKU movement, creates production passports, allocates freights to storage cells, forms documentation, etc.

There are Access Control Systems in some class A warehouses. It helps to track when personnel go to work and to monitor that no strangers enter a warehouse. It should be noted, the presence of the AC system is optional for class A warehouses.

Class A warehouses in the Ukrainian commercial real estate market

In the Ukrainian commercial real estate market class A warehouses are in huge demand. This is due to eCommerce domain growth. As known, online stores need modern warehouses, as they store goods in large amounts and can’t place part of the products on market shelves.

According to information from brokerage agencies Cushman & Wakefield and CBRE, in Ukraine, the total storage space of classes A+, A, and B+ warehouses is approximately 1.8 millions square meters. The figures are huge, but in fact Ukrainian business faces strong shortage of upgraded facilities. Supply can’t meet demand.

In Kyiv, the most class A warehouses are located near Brovary. It’s a strategic advance, as the city is located near the capital. The main highways go along here.

According to the latest research of brokerage agency CBRE, rental rates for class A warehouses are near 133-159 UAH per square meter. However, the premise type should be noted. For example, class A warehouse for cold storage would be more costly. At the moment, rental rates for this type of facility are among 280-350 UAH per square meter.
